What it is

For sale by owner, usually called FSBO, is a listing the homeowner put out themselves without hiring a real estate agent. It’s a yard sign, a Zillow FSBO listing, a Craigslist post, a Facebook Marketplace ad, or a flyer at the grocery store. No agent, no MLS, no commission.

FSBO is a deal source that sits between direct mail and MLS on the friction spectrum. The owner has already decided to sell, which is the hardest thing to get a motivated seller to do. They’ve also already decided to skip the commission, which means the negotiation conversation starts closer to reality than a listed property does.

Why it matters

The best FSBO sellers are high-intent. They know they want out, they’ve done enough work to list, and they’re price-sensitive enough to avoid a 6% commission. That combination is rare in a listed property, where the agent absorbs most of the seller’s urgency and packages it as polish.

The worst FSBO sellers are the other side of the same coin. They think their house is worth more than anyone in the market will pay, they priced off Zestimate, and they will not move off their number. You find both types. Your job is to qualify fast and walk away from the second one.

How it shows up

Find FSBO listings across four channels: Zillow’s FSBO filter, Craigslist real estate, Facebook Marketplace, and physical yard signs in neighborhoods on your buy box drive route. Call within 24 hours of a listing appearing. FSBOs get poached hard by agents in the first week, so speed matters more than polish.

Qualify fast on the phone. Why are they selling? How long have they owned it? Do they have a mortgage? What’s their timeline? Then schedule the walk-through inside 48 hours. Bring a printed offer with your math, not a verbal number. Anchor on comps, not on their asking price.

FSBO works best in combination, not as a stand-alone channel. A list of 100 FSBOs you’ve touched with a consistent pain-point follow up over six months will beat any single month of cold outreach. Most FSBOs re-list with an agent within 30 days. Your opening is before that happens.
