What It Does
Generates a line-item rehab estimate based on property specs and the type of flip you are doing. Pick a flip type (cosmetic, renovation, landlord, or gut) and the tool pre-populates every trade line (demo, structural, MEP, drywall, flooring, paint, cabinets, countertops, appliances, roofing, siding, exterior, and extras) with a default state: as-is, repair, or replace. Each line has a severity slider to scale cost up or down. The grand total feeds directly into the flippin-calc as your rehab number. Includes contingency, overhead, tax, and permit adders. Property setup lets you dial in square footage, bath count, stories, basement, and roof pitch.
How to Use It
- Choose your Flip Type at the top: Cosmetic, Renovation, Landlord, or Gut.
- Read the red banner: that is your estimated rehab total.
- Walk each trade line in the Job Matrix. Toggle between as-is / repair / replace. Drag the severity slider for partial scope (e.g., 50% of mechanical).
- Scroll to Summary Adders: adjust contingency percentage (default 10%), overhead, permits, and tax.
- Expand Property Setup to change square footage, bath count, stories, basement, or roof pitch.
- Your grand total auto-syncs to the Flippin’ Calculator’s rehab field.
