What It Does
A 110+ row spreadsheet listing every job code you will encounter on a flip project, organized by the TabuLarossa system. Each row includes: job name, repair/replace designation, pricing unit per SF or per unit or man days or budget, standard unit cost, detailed job notes, usage notes, fear tax rating of Low/Medium/High, contracting method for All-Arounder vs. Specific sub, and quick scope tags for Cosmetic, Renovation, Gut, or Addition/New. Covers everything from house securing and cleanout through demo, structural, MEP rough, insulation, drywall, flooring, paint, cabinets, countertops, tile, trim, fixtures, landscaping, and final clean.
How to Use It
- Download and open in Excel or Google Sheets.
- Use the Quick Scopes column to filter for your flip type: Cosmetic, Renovation, or Gut.
- Walk each relevant job code and plug in quantities for your property.
- Multiply quantity by the Standard Unit Cost for a rough estimate.
- Check the fear tax column: High items are where beginners overpay or over-scope. Pay attention.
- Use the Contracting Method column to decide whether a job goes to your all-arounder or a specialized sub.
